HDB Renovation Guide Singapore: Laundry and Yard Setup
This HDB Renovation Guide Singapore piece covers the service yard, the most overlooked room in a flat. In 2025 and 2026, a well-planned laundry corner saves you 20 minutes a day. The trick is placing the washer, the drip and the drying rod so water never reaches the living area.
Plan the service yard around the water point
The yard already has a floor trap and a water inlet. Build your layout from those fixed points. A top-load washer needs headroom; a front-load sits under a quartz counter so you fold clothes at waist height.
I keep the washing machine next to the trap and run the drain short. Long pipes clog and smell. For a 4-room resale, the yard is often the only wet area, so protect the floor with anti-slip tiles and a proper slope to the trap.
- Front-load washers free up counter space above.
- Leave 50mm behind the unit for the hoses.
- Add a shutter cabinet to hide the washer when guests come.
Call a PUB-licensed plumber for any plumbing change
HDB renovation rules are strict here. Plumbing work must go through a PUB-licensed plumber. Moving the washer point, adding a tap or rerouting the drain is not a DIY job, and doing it unlicensed risks a S$5,000 penalty.
A licensed plumber also knows the PUB rules on discharge. They will not let grey water cross into the wrong pipe. If your 2025 plan includes a washer-dryer combo, confirm the power point with a Licensed Electrical Worker under EMA rules before the carpenter builds the cabinet.
Drying arrangement that fits the yard
Most HDB yards use a ceiling rod plus a retractable line. I add a second rod lower down for the kids' uniforms so they are not tangled with the bedsheets. A pull-down dryer from the wall works in a 3-room where ceiling height is tight.
- Fix the rod into the RC beam, never the hollow wall.
- Space lines 400mm apart so shirts dry in one afternoon.
- Use a retractable system you can park against the wall on rainy days.
Service yard carpentry is exempt from HDB permit, so the cabinet and counter go in fast. Tiling and flooring take about 20% of a typical budget, and the yard is where that spend pays off because wet floors fail first.

This HDB Renovation Guide Singapore note: noise, hours and timing
Noisy work runs 9am to 5pm on weekdays only. None on Sundays or public holidays. A simple yard reno clears in the early weeks of a BTO schedule of 8 to 12 weeks, or 12 to 16 weeks for resale.
Your contractor carries a one-year defect warranty, so write down any leaking joint the week it shows. The builder's one-year defect liability on a BTO covers the original trap, not the new tap the plumber added.
I would put the ironing board on the yard counter and keep the living room clean. Get the water points right, hire the licensed plumber, and the yard becomes the hardest-working room in the flat without flooding the hallway.
