Custom Furniture for BTO: A Floor That Warms the Toes

Custom Furniture for a BTO works hardest when it includes a raised timber platform, because in a brand-new flat the original tile floor is cold, flat and wasted — a made-to-measure platform turns that square metreage into warm-underfoot living space plus hidden storage, and you can collect your keys, permit the works, and have it built within the usual six to ten week carpentry window.

How Custom Furniture Fits the BTO Renovation Timeline

A BTO is not like buying a resale where you move in next month. From the launch you balloted for, you typically collect keys three to four years later, and only then does the renovation clock start. HDB requires a renovation permit before any carpentry begins, and the permit itself takes roughly two to four weeks to clear once your contractor submits the plan. Build that into your calendar: a 5-room BTO at about 110 square metres does not get a warm timber platform overnight.

The good news is that a platform is carpentry, not hacking. HDB forbids cutting structural walls, beams and columns, but raising a false floor is allowed as long as you keep the bomb shelter door and the electrical riser reachable and you do not exceed the height that trips the "raised floor" safety concern. Most carpenters keep a platform between 20 and 35 centimetres high — enough to walk into without a step stool, enough to hide a row of storage boxes underneath.

Building a platform that actually feels warm

The "warms the toes" part is real, not poetry. Singapore tiles sit on a concrete slab that stays cool all year, and barefoot in the air-con, that slab reads as cold. A timber platform laid on a plywood sub-frame insulates your feet from the slab. The top layer matters: engineered wood or a good laminate feels warmer and is kinder to dropped items than vinyl, while solid wood is the nicest underfoot but the priciest and most fussy about humidity.

Under the timber, use BWR (boiling water resistant) plywood for the frame, not the cheaper MR grade, because a platform traps a little air and any leak from above will sit there. A 5-room living platform of, say, 12 square metres runs on average S$4,500 to S$7,500 including the timber top and the gas-lift or open-front storage. Plywood alone would be S$90 to S$140 per square foot run; the timber veneer on top is where the look — and the cost — climbs.

  • Keep the platform 20–35cm high so it reads as a step, not a climb.
  • Leave a 5cm gap at the bomb shelter frame; HDB will not let you seal it.
  • Choose gas-lift hinges only for the boxes you open weekly, not the seasonal ones.

Storage you can only get from a raised floor

This is the quiet win. A flat BTO bedroom wastes the volume between your feet and the slab. A platform recovers it as a full-height storage cavity along the front edge, deep enough for suitcases, the Christmas tree, and the stash of Tingkat containers. In a 4-room flat of roughly 90 square metres, where every metre counts, that recovered space can mean skipping a second wardrobe.

Two honest warnings. First, a raised platform means the room's doorway and any adjacent tiling need a transition strip, and that strip is a trip hazard for toddlers and the elderly — ask for a bevelled edge, not a square one. Second, once the platform is in, moving your bed two years later is a bigger job than sliding it on tile. Plan the layout around how you actually sleep and charge your phone before the carpenter cuts.

What to tell your carpenter on day one

Custom Furniture for BTO: A Floor That Warms the Toes

Bring your BTO floor plan, mark the bomb shelter and the DB box, and say plainly how high you can live with. Most homeowners regret too-low a platform (no storage) more often than too-high (a climb). Confirm the timber species in writing, confirm the plywood grade, and confirm the lead time — six to ten weeks is normal, longer if your project lands in the post-BTO-key-collection rush that floods every workshop in January and July.

A warm, quiet platform underfoot changes how a flat feels more than any feature wall. Get the permit, pick the timber, and let the storage do the rest.
