Custom Furniture for closet: A BTO Cost Breakdown
Custom Furniture for your BTO closet usually costs between S$1,500 and S$5,000 for a standard bedroom, with the final number set by size, material, and fittings. If you're moving into a new 4-room BTO of roughly 90sqm, the master bedroom wardrobe is the biggest single piece you'll likely order, so it pays to know where the money goes.
What drives the price
The biggest cost is the carcass material. MDF with laminate is the cheapest and most common in BTO packages. Plywood costs more but resists our humidity better. Solid wood sits at the top and few people pick it for a wardrobe they'll fill with clothes.
Doors matter too. Sliding doors cost more than hinged ones, and mirror panels add a few hundred dollars. Soft-close hinges and full-extension drawers are small add-ons that quietly push the bill up.
Height is the silent factor. A wardrobe that goes to the ceiling uses more board than a 2-metre one, but it also means you don't need a separate top storage box later.
Custom Furniture: a plain sample breakdown
For a 3-metre wide, floor-to-ceiling wardrobe in plywood with laminate and mix of shelves, hanging space, and drawers, you might see:
Carcass and panels – roughly S$2,200
Sliding doors – roughly S$900
Internal fittings (drawers, rails, soft close) – roughly S$500
Installation and delivery – roughly S$400
That lands near S$4,000 all in. A smaller 2-metre hinged wardrobe in MDF laminate can come in closer to S$1,800.
Where BTO timing fits
Most BTO owners order Custom Furniture wardrobes during the reno, and the measure-to-install window runs about 6 to 10 weeks. Book the measurement after your floors and false ceiling are done, or the heights won't match.
A full BTO reno in Singapore typically runs S$30k to S$70k. The closet is one slice, but because it's used daily, getting it right early saves you from redoing it later.

Keep the 1-year defect liability period in mind. Hinges, drawer runners, and door alignment are common early faults, and your contractor should fix them free within that first year.
Choices that save money without looking cheap
Skip the mirror if you already have a dressing spot. Use open shelves for folded items instead of all drawers. Pick laminate finishes that match your other carpentry so the room feels planned.
For condo owners, check your MCST rules before any built-in work near the bedroom boundary wall. Some managements want noise kept to allowed hours and proof the work won't touch fire-rated walls.
Does it help resale
Built-in wardrobes read as "move-in ready" to buyers, which helps when you sell. But don't over-spend on fancy internals a future owner might rip out. A clean, full-height wardrobe in a neutral finish does the job.
We kept ours simple and it still looks right two years on. The drawers hold the small stuff, the long hang holds work clothes, and the top shelf hides the luggage we use twice a year.
