Custom Furniture in bedroom: Cutting Cost, Not Corners

carpentry 19 min read 0 views

Cutting cost on Custom Furniture in the bedroom works if you trim finishes and scope, never structure or hardware. Save the right way and you spend perhaps 20 to 30 per cent less without noticing the difference three years on. Save the wrong way and the first humid season tells.

The three line items that swallow a bedroom budget

Wardrobes dominate. A full-height wardrobe across a 3-metre wall usually costs more than the bed, headboard and study desk combined. After that comes the bed with storage, then the small items: bedside units, a dresser, a bay window seat. Across a whole flat, carpentry commonly runs S$30,000 to S$70,000 depending on scope, with bedrooms accounting for roughly a third. In a 4-room flat of about 90 sqm you are fitting out one master and two smaller rooms; in a 5-room at about 110 sqm, the master alone becomes a serious number.

Where trimming is safe

These reduce cost without shortening the life of anything:

  • Laminate fronts instead of spray paint. Spraying adds a premium and lead time; good laminate resists scratches better.
  • Skip handles. A J-profile costs less than decent hardware and looks cleaner.
  • Keep the wardrobe interior simple. Rods, shelves and two drawers beat a full set of internal trays.
  • Drop the false ceiling in secondary bedrooms. It costs real money, lowers the room, and hides nothing.

Where trimming will cost you later

Carcass board comes first. Moisture-resistant plywood costs more than plain MDF or particleboard, and in a bedroom that runs air-conditioning overnight then sits sealed all day, it is the difference between a wardrobe at year ten and one at year four. If budget forces a compromise, use plywood for the base and the bottom 300mm rather than going cheap throughout. MDF still has its place for sprayed fronts, since it takes paint flat and clean, but it swells irreversibly once water passes the finish. Solid wood is wrong for a full wardrobe here because it moves with humidity, though it earns its keep as a handle rail or bench top.

Hardware is second. A generic hinge drifts within months until the gaps go visibly uneven. Edge banding is third: ask for 2mm ABS on exposed door edges, because thin 0.4mm tape lifts at the corners and nothing puts it back properly.

A realistic Custom Furniture budget across a whole flat

Rough proportions that hold up in most quotations: the kitchen is the largest block, wardrobes second, the TV feature wall third. On a S$40,000 total, expect the kitchen at roughly a third and wardrobes at a quarter to a third. Two things distort this: sprayed finishes and fluted panels raise the price of everything they touch, and sliding doors cost more than swing doors, though they save the 600mm swing a common bedroom of 7 to 9 sqm cannot spare.

Timing, permits and the price of rushing

Carpentry typically takes six to ten weeks from confirmed drawings to installation. Rushing costs twice: a premium for expedited work, and a layout committed before you have stood in the room. BTO owners generally have three to four years between launch and key collection, enough to avoid that entirely. HDB requires the relevant permit and a contractor listed in its Directory of Renovation Contractors, with noisy work restricted to weekdays and not permitted on Sundays or public holidays. Condominium owners deal with an MCST that forbids hacking of structural walls and typically limits noisy works to roughly 9am to 5pm on weekdays.

The first year tells you what you bought

A one-year defect warranty on carpentry is standard here. Expect one hinge adjustment around month three as doors settle, which is normal. A swollen base, a lifting edge or a drawer binding under ordinary load is not, so photograph the work on installation day and batch your defect items into one list. The homeowners who end up happiest are rarely the ones who spent the most. They spent unevenly, putting money into the parts that move and the parts that meet water, and letting the rest stay plain.
