Custom Furniture of apartment: A Study Loft for the Teen
Custom Furniture of an apartment can include a study loft for the teen, a raised bed platform with a desk underneath, so a small common room serves both sleep and school. In Singapore apartments, the common room in a 4-room (about 90sqm) or 5-room (around 110sqm) flat is often shared, and a loft splits the space vertically to give a teenager room to focus.
How the study loft is laid out

The bed goes up on a solid platform roughly 1.5 to 1.7m high, leaving clear headroom below for a desk, shelf, and chair. The custom part is fitting the loft to the room's exact length and the teen's height, so the ceiling doesn't crowd the pillow.
We add a rail for safety, a small book ledge, and a lamp mount so the desk is usable at night. Stairs or a wide step replace a ladder for daily use, which parents prefer.
Because it's built in, the loft leaves the floor open for a friend's mattress when needed.
Cost, timeline and scheduling
A custom study loft runs roughly S$1,800 to S$4,500, depending on size, stairs, and material. It's a notable item but still within a full reno of S$30k to S$70k.
From measure to install, plan about 6 to 10 weeks. The loft is usually part of the carpentry package, so time it with the room's reno rather than after.
In a BTO, the 1-year defect liability period covers the flat's build, not your loft, so pick a maker who warrants the structure of the platform.
Custom Furniture materials that stay safe
A loft carries real weight, so the frame must be sound.
Plywood is the standard for the structure: strong, stable, and not prone to warping in our humidity. Laminate faces on the steps and desk keep marks off. MDF is fine only for non-load parts like the headboard panel. Solid wood is lovely but adds cost and weight. Avoid lightweight boards for the main supports; this isn't a place to save.
Fix the platform to the wall where possible so it can't tip.
HDB and condo compliance
In HDB flats, a freestanding or wall-fixed loft is allowed if it doesn't alter structure or block required openings. Keep it clear of the window's safe path.
Condo MCSTs may restrict built-in fixtures and works hours; a loft is a bigger job, so check the by-laws and book works within allowed times to avoid a stop order.
Upkeep and resale
Check the fixings and stair screws every six months; a teen climbs in and out daily. Wipe surfaces weekly and keep the desk area ventilated so books don't must in our weather.
On resale, a built loft shows a flat that makes the most of its space, which Singapore buyers with kids notice. Even if the next owner uses it differently, the structure adds flexible value.

A client in a Jurong 5-room gave her secondary school son a loft and said homework stopped being a fight over the dining table. If the common room is tight, build upward.
