Singapore BTO service yard storage and defect checklist

carpentry 17 min read 0 views

This HDB Renovation Guide Singapore section covers the service yard of a 4-room BTO flat, combining defect inspection before renovation with a storage plan that uses every millimetre. Do the defect walk first, submit the list within the 3-year defect liability period, then build storage around a 600mm wide washer and a 900mm working aisle.

Start with the defect list, not the design

Singapore BTO service yard storage and defect checklist

A new 4-room BTO service yard is usually 3.5 to 5 square metres. Before any carpentry is measured, check it. Tap tiles with a coin and mark hollow spots, watch the floor trap for slow drainage, test the washer bib tap for leaks, and see whether the yard door drags. Report everything to HDB inside the 3-year defect liability period, since those repairs cost you nothing.

What you may and may not change

Hacking of the service yard floor is restricted, so plan an overlay if you dislike the tiles. Structural walls, beams, and columns stay. Shifting water points or tiling needs an HDB renovation permit through the Renovation Contractor Registration System, done by an HDB-registered contractor. Since 2011, HDB windows must be installed or replaced only by HDB-approved window contractors using shatter-resistant glass and restraints, with regular rivet checks required by law.

Measurements that make the yard work

  • Front-load washer: allow 600mm wide by 650mm deep, plus 30mm side clearance and 850mm door swing.
  • Stacked dryer: verify a 1700mm to 1800mm total height and use a proper stacking kit.
  • Wall cabinets: 300mm to 350mm deep, bottom edge at 1500mm so you clear the sink and taps.
  • Tall broom cupboard: 400mm wide by 450mm deep holds mop, vacuum, ladder, and pail.
  • Keep a 900mm standing zone in front of the washer, with a pull-down drying rack at 2000mm.

Layout options for a 4-room yard

  1. Single wall run: washer, 400mm utility cabinet, then sink. Roughly S$900 to S$1,600.
  2. L-shape: washer on the short wall, tall cupboard plus wall cabinets on the long wall. Around S$1,800 to S$3,000.
  3. Stacked column: washer and dryer stacked, freeing a full 600mm bay for shelving. Adds about S$250 for the kit and bracing.

Materials that survive a wet yard

Use aluminium or moisture-resistant plywood carcasses with laminate fronts, never bare MDF. Aluminium framed units cost S$180 to S$260 per foot run but shrug off splashes. Use stainless steel hinges and lift doors 100mm clear of the floor so mopping is easy. A WELS-rated tap costs about the same as an unrated one.

Timeline and questions

BTO renovation typically takes 8 to 12 weeks, with yard carpentry in the final three weeks after tiling and wiring. Noisy works run Monday to Saturday, 9am to 6pm only.

Can I enclose the yard with glass? Any glazing to the facade needs HDB approval and an approved window contractor. Do not treat it as simple carpentry.

Is a yard sink worth keeping? Yes for families. Hand washing, mopping, and pet cleaning all happen there, and removing it means new plumbing work later.

Get the defect report in early, keep the floor intact, and size the carpentry to the appliances you actually own. A 4 square metre yard planned to the millimetre holds the laundry, cleaning gear, and bulk supplies that would otherwise clutter your kitchen.
